Draft — not checked against a real transaction. The rent chain and the cash-flow structure are validated against figures the housing agencies publish; no closed deal has been reproduced in it. What has been validated, and how to check it against a deal you know

Click any year heading to expand it into months. Line item and total stay in place as you scroll; compact figures round to two units so more years fit at once.

How to read it

Cumulative sources less uses is the row to watch during construction. It is a running balance rather than a monthly flow, so a collapsed year shows the closing position rather than a sum. A negative figure means the project has spent money it has not yet raised.

Where a line has a genuine monthly shape, it is used: construction costs follow the draw schedule, and interest during construction comes from the actual ledger. Where it does not, the allocation is stated rather than quietly smoothed — acquisition lands at closing, capitalized reserves and the developer fee at completion, and operating figures divide each year evenly, because the model does not claim to know which month a boiler fails.

The CSV is at full monthly resolution regardless of what is expanded on screen, so it can go straight into a spreadsheet.
